Bussines complex "GRADITELJ" Gornji Milanovac

Introduction:

GORNJI MILANOVAC

Gornji Milanovac is situated in the central part of Serbia – Shumadija, at the Southern foothills of Mount Rudnik. With its about fifty thousand citizens it possesses all the characteristics of a modern city, which has developed according to the urbanisation plan from its very foundation.

Good communal equipment with infrastructure, favourable geographic position, agreeable natural conditions and increasingly developing economy have affected the development of traffic with the neighbouring cities and within the municipality itself alike. Through Rudnik–Takovo area passes the Ibarska Highway in the direction north–south and the road Kragujevac– Gornji Milanovac–Pozhega, in the direction east–west.

The Ibarska Highway (M 22), which passes through Gornji Milanovac, has great significance for the city on account of the traf- fic connection to Belgrade, Chachak, Uzhice, Zlatibor and the Montenegrin littoral. With its location on the River Despotovica, broad streets and a spacious and well arranged square in the centre of the settlement from which the views open up towards the surrounding Rudnik, Zhdrebane and Vujno, its tumultuous history and rich tradition, it represents an interesting tourist destination as well.

Plan Area

The location included in the urbanisation project of the parcellation and pre-parcellation is positioned by the main road M- 22, the River Despotovica, and it borders from the west side the manufacturing complex of “Secco” d.o.o. and from the north side the unconstructed building parcel of “Metalac” a.d. The plan includes the cadastral parcels no. 2/1, 2/4, 5/3, 7/1, 8/1, 8/2, 10/2, 10/4, 13/2, 14/1, 14/3, 15/2, 16/1, 17/1, 17/2, 23/1 KO Gornji Milanovac within the framework of the manufacturing– business complex “Graditelj” a.d. The border of the location has been defined on the graphic enclosures. The total surface of the complex that is being processed by the urbanisation project is approximately 12.000 m².

Conditions from the plan documents

The area has been designated by the urbanisation project for the construction of manufacturing facilities, then terminals, warehouses, storages, services and other facilities. The facility location is well equipped with infrastructure (city waterworks, the road, electric and postal network). Likewise, the surface of the parcel fits the planned intention. The facility location represents a constituent part of a complex that has been processed by the GUP of Gornji Milanovac. The area has been designated by the GUP for industry that is to say that the designation plan has envisaged the expanding and construction of industrial and manufacturing halls with warehouses and offices.

Analysis of the existing condition

LAND EXPLOITATION

Surface of the complex is 113.254 m²

The land is barren and it includes:

  • manufacturing facilities
  • accommodation facilities
  • warehouse facilities
  • business facilities – management

CONSTRUCTION FUND

The parcels have been built. The total Gross Developed Construction Surface (GDCS) of the

complex is 18.585 m²

INFRASTRUCTURE

In the area that is the facility of the changes and amendments

to the urbanisation project the following installations have

been registered:

  • Transformer station used for powering the existing facilities in the cadastral parcel (c.p.) 2/1
  • Air power–line in the direction south–north
  • Heating pipe

Other installations on the location have not been registered.
